Job Title: Assistant Operations Manager — Korea

Location: Korea 

Overview
We are partnering with a leading retail property and mall management organisation to recruit an experienced and hands‑on Assistant Operations Manager. This role supports day‑to‑day operations of shopping centers, ensuring excellent tenant and customer experience, efficient facility management, and smooth execution of events and operational projects. The ideal candidate combines strong operational coordination skills, vendor management experience, and a customer‑focused mindset within a fast‑paced retail environment.

Key Responsibilities

  • Centre Operations Support: Assist the Operations Manager in running daily mall operations to ensure safety, cleanliness, and an exceptional experience for visitors and tenants.
  • Facility & Maintenance Coordination: Oversee preventative maintenance schedules, manage service requests and coordinate with engineering teams and external contractors to ensure facilities, MEP systems and equipment are well maintained and quickly repaired.
  • Vendor & Contractor Management: Source, supervise and evaluate vendors (security, cleaning, landscaping, HVAC, waste management, etc.); manage contracts, service level agreements and performance reviews.
  • Tenant Relations: Act as a point of contact for tenants on operational matters — coordinate move‑ins/move‑outs, respond to tenancy service requests, ensure compliance with centre rules and liaise to resolve issues promptly.
  • Health, Safety & Compliance: Support implementation and monitoring of health & safety, fire safety and emergency response procedures; ensure regulatory compliance and coordinate drills and inspections.
  • Events & Promotions Support: Coordinate logistics and operational requirements for marketing events, pop‑ups and seasonal activations — manage permits, staging, crowd control and vendor integration.
  • Budget & Cost Control: Assist with preparing and monitoring operating budgets, manage cost control initiatives and review vendor invoices to ensure accuracy and value for money.
  • Operational Process Improvement: Identify opportunities to improve operational efficiency, reduce costs and enhance tenant/customer experience; lead or support continuous improvement projects.
  • Reporting & KPI Monitoring: Prepare regular operational reports and KPI dashboards (e.g., incident rates, maintenance response times, facility uptime, tenant satisfaction) and present findings to management.
  • Team Leadership & Training: Supervise daily tasks of operations staff and contractors; support training, on‑boarding and performance management to ensure high service standards.

Qualifications

  • Education: Bachelor’s degree in Facilities Management, Engineering, Business Administration, Hospitality Management or related field.
  • Experience: 4–7 years’ experience in retail property management, facilities management or operations within shopping centres, commercial properties or related environments. Experience in large-scale malls or mixed‑use developments is preferred.
  • Technical Knowledge: Working knowledge of building systems (MEP), preventive maintenance, service contracts and facilities safety standards.
  • Languages: Proficient in Korean and English (written and spoken). Additional regional language skills are a plus.
  • Skills & Attributes: Strong organisational and problem‑solving skills; excellent vendor and stakeholder management; customer‑focused with good interpersonal skills; ability to prioritise under pressure and manage multiple tasks.
  • IT Skills: Proficient with MS Office; familiarity with CAFM/CMMS systems, property management software and basic budgeting tools advantageous.
  • Mobility & Availability: Flexibility to respond to out‑of‑hours incidents and support emergency on‑site matters when required.
